The project, located in the heart of Berlin Charlottenburg, is conducted by renowned real estate developer DC Developments, delivering high-quality condominiums for owner-occupiers and capital investors. A total of 80 residential units and amenities including a roof garden, a roof terrace and a landscaped inner courtyard are being built on the corner property between Schillerstraße and Rückerstraße. LINUS provided the Düsseldorf-based project developer CENTRUM with approximately €8 million of mezzanine capital for the development of more than 7,000 m² retail space at Alexanderplatz.

Located in one of the vibrant city's main hotspots, the site attracts footfall of approximately 300,000 visitors per day. CENTRUM has already finalised several rental agreements with well-known chains for the space.

Who can invest with Linus?


High net worth investor:
Annual income of £100,000+ or net assetsof £250,000+ excluding your main residence.


Sophisticated investor:
 You must sign the self-declaration form when registering your details.

E.g. you are a member of a network or syndicate of business angels; you made more than one investment in an unlisted company in the last two years; you work in a professional capacity in the private equity sector, or in the provision of finance for small and medium enterprises; or you are a director of a company with an annual turnover of £1m+


Professional investors: Either a per se professional client or an elective professional client (see ‘COBS 3.5 Professional clients’)

What is the minimum investment amount with LINUS?

- Professional, sophisticated and high net worth investors can invest a minimum of £100.000 per investment

When will I receive the returns / interest payments from my investments?

All interest and principal payments from projects are distributed immediately to investors. In most cases, loans are subject to accrued interest meaning that investors receive the loan amount including interest at the end of the loan term in one lump sum payment. At times, ongoing interest payments are made by the borrowers, which are then distributed accordingly.

What investments does LINUS offer?

LINUS offers you the opportunity to participate in financing individual real estate projects of renowned developers. Your participation takes place via professional and proven holding structures. You invest in a special purpose vehicle (SPV), which is set up specifically for each project which holds a corresponding loan secured by real estate and issues bonds to you as investors. All investments outside of the UK and repayment and interest payments are are made in Euros.

When will I receive the returns / interest payments from my investments?

All interest and principal payments from projects allocated to the investors are generally distributed immediately to investors, subject to the settlement of the costs of the investment company. As a rule, our loans are subject to accrued interest meaning that investors receive the loan amount including interest at the end of the loan term in one lump sum payment. If ongoing interest payments are made by the borrowers, these are also distributed on an ongoing basis.

How does the investment process work with LINUS?

You register on our platform. After confirming that you are an eligible investor, you will be able to view and subscribe to our current projects, which have all been vetted through rigorous due-diligence process that ensures adherence to our strict quality standards. Thereafter, you will continue to stay on top of your investment receiving periodical digital reporting. Our team is always available to answer your questions.

What exactly is a co-investment?

Our partners are never the sole investors in any deal, as LINUS is always present as a anchor investor in every investment. Put simply, LINUS pre-finances 100% of its projects through its own fund Linus Debt Invest DACH I and retains a minimum 25% share in the loan issued over the entire term of the loan.

What are the costs for investing with LINUS?

There are no costs: you receive the interest rate allocated to you as an investor in the respective financing without any deductions or fees.

What track record does LINUS have?

Since its inception in 2016, LINUS has executed more than €500 million of real estate backed investments and has deployed capital across more than 40 different construction projects in Germany. Over €125 million has already been repaid. There have been no defaults.

In which cities does LINUS finance real estate projects?

LINUS invests primarily in A and B cities in Germany, Austria and Switzerland, as well as in the United Kingdom.

How secure is my data with LINUS?

Linus Capital Ltd is an Appointed Representative of Infinity Asset Management LLP, which is authorised and regulated by the Financial Conduct Authority.

What documents are required for registration?

After registration, you may need to provide documentation to prove you are an eligible investor under FCA guidelines, this may occur at point of investment. If you would like to investin a deal, we need a few standard market documents within the framework of the Money Laundering Act.
